  • We arrange a no-obligation consultation to view your property and understand your objectives. During this visit we assess its condition, location, and suitability, while also outlining how our service can deliver the best returns for you.

  • Following the visit, we provide a straightforward rental proposal with a fixed monthly payment. Contracts usually run for 2–5 years, giving you predictable income and long-term stability without the hassle of traditional lettings.

  • Before the agreement begins, we make sure your property is fully ready. That may include compliance checks, safety certification, light refurbishments, or furnishing. All upgrades are arranged and funded by us to ensure your property reaches its full potential.

  • Once everything is in place, we take full responsibility for the day-to-day running of the property. From maintenance and inspections to tenant management and cleaning, we handle it all. You simply receive your rent each month - on time, every time.

  • Guaranteed rent means you receive a fixed monthly payment for your property, regardless of whether it’s occupied or not. We take on the responsibility for finding and managing tenants while you enjoy consistent income.

  • Our agreements typically run between two and five years, depending on your goals and property type. This provides long-term financial security without the hassle of traditional lettings.

  • No. There are no management fees, commissions, or hidden costs. The figure we agree at the start is exactly what you receive every month.

  • All occupants are fully vetted through ID verification, reference checks, and affordability assessments. We only accommodate professional tenants, corporate clients, or private guests. We do not work with DSS tenants or emergency accommodation placements.

  • Your property should be in good, safe, and compliant condition, but we can carry out light refurbishments or furnishing at our own cost if needed to bring it up to standard.

  • We handle all day-to-day maintenance and minor repairs up to an agreed limit. You’ll only be contacted for major issues or improvements that require your approval.

  • You still receive your full rent payment on time every month. We cover the cost of any void periods so your income remains uninterrupted.

  • We conduct regular inspections and provide photo reports, ensuring your property is kept in excellent condition throughout the tenancy.

  • At the end of the term, we return the property to you in the same or better condition. You can choose to renew the agreement, manage it yourself, or explore other options.

  • Once we’ve viewed your property and agreed terms, setup is usually completed within two weeks. Your first guaranteed rent payment follows immediately after the agreement begins.
